It is important for you to know that:

If the property belongs to
a couple or to more than one person, everyone must appear at the signing of the deed,
physically or through a POWER OF ATTORNEY, presenting the certificate of said power of
attorney dated no later than 30 (thirty) days from that day (Requirement of RJ Courts of
Justice). The only exception to this rule is in the case of COUPLES married under Total
Separation of Estate rules, when only the owner spouse needs to sign the deed. |

If the property belongs to
someone under 18 years of age, incapacitated or absent, said seller shall be represented
by a court appointed guardian or trustee, who shall present proof of status as a legal
representative. NOTE: Since 2002, the 21 year old minor or 18 year old adult, who needed
to prove emancipation, marriage or higher learning diploma to sign the public deed no
longer exists. |

If the property belongs to
a person who resides abroad, said person must present a Power of Attorney, drawn up at the
Brazilian Embassy / Consulate in the respective country, or drawn up in the granting
country at a notary public and later officially translated. |

If the property belongs to
an Estate or Bankrupt Estate, a Court License issued by the Inventory or Bankruptcy Judge
must be presented authorizing disposal (sale) of the asset. |

If the property belongs to
a physically handicapped person impeded from signing, or an illiterate individual, it will
be necessary to sign a sworn to instrument by the Notary Public with the former
individuals fingerprint. |

If the property is a
tenement for some public or even private institution, it will be necessary to obtain an
authorizing certificate from it, with the consequent payment of LAUDEMIUM, a fee that can
range between 2 and 5% of the value of the transaction. This is a complicated procedure
for the layman and should normally be carried out by an accredited expediter. Should you

THE OWNER OF THE PROPERTY IS ONLY
THAT PERSON
WHO HAS THE PROPERTY DEED DULY REGISTERED
AT A COMPETENT NOTARY PUBLIC FOR PROPERTIES.
If you do not register your deed, debts
from the previous owner of the property can lead to garnishment or even the auctioning of
your property. Immediately after receiving the certificate and the deed, file it at a
